'Swing Space' State Office Building Construction

On March 6th construction began on a 10-story State Office building on O Street between 10th and 11th Streets. The building will serve as temporary office space for legislative and executive 'swing space' elected officials and staff from the Capitol Annex until the new Annex project is completed. The building will then be jointly used as office space for legislative and executive employees. Completion is expected in the fall 2021.

Description: 10-story office building of 472,000sf to serve as "swing" space during Capitol Annex rehab project at the State Capitol building. The cost will be $423.6 million and completed in fall 2021.

Marshall/Hyatt Centric Hotel Construction

Marshall/Hyatt Centric Hotel - 1122 7th Street Sacramento
Steel beams have been placed to help hold walls of the building while the building gets a makeover.  The $68 million projects with $4 million in city subsidies will preserve the red-brick Marshall Hotel shell but have 172-room hotel rise up 11-stories behind the preserved landmark on the city’s register of historic and cultural resources. The Hyatt Centric hotel is set to open in the summer of 2020.

Fort Sutter Hotel Construction

Fort Sutter Hotel - Sacramento, CA Capitol Ave. & 28th Street construction
Restaurateur Randy Paragary is building a 105-room boutique hotel in Midtown Sacramento at Capitol Avenue and 28th Street.  The hotel will include high ceilings and a fireplace and the design will be reminiscent of a big-city boutique hotel.  The hotel will also be one of the first Tapestry Collection hotels, under the Hilton name, in California.  Completion of the project is projected to be 2020 at a cost of $29 million.

The mixed-use building has topped out at 8 floors. Completion date in late 2019 with 75 rental apartments and 9,000sf of retail space.

Powerhouse Science Center Construction

Construction on the new Powerhouse Science Center continues on the Sacramento River. Steel beams have been placed to help hold walls of the building while it undergos stabilization and complete rehabilitation with construction of a new floor level inside and a new intermediate floor for exhibit space. A new two-story, 22,000SF addition will be built on the east side of the existing building containing an entry lobby,  classrooms, offices, a cafĂ© and a 110-seat planetarium. The price tag for the new Powerhouse Science Center is about $50 million, a mix of public and private dollars.

New Soccer Stadium Renderings

Sacramento Republic FC releases new stadium renderings

With new ownership of the Sac Republic FC come new renderings.  The seating capacity has also bumped up by 5,000 seats to 25,000 and refining the design. The Sacramento BusinessJournals reporting both Republic and city officials have maintained the stadium would be privately financed, though the city might make a contribution in the form of developing surrounding infrastructure. Major League Soccer will not say when an announcement on a new expansion city will happen. MLS expansion into Sacramento is not certain, other cities also hoping to be chosen are St. Louis, Phoenix, Detroit, Raleigh, Tampa, Charlotte, San Diego, Las Vegas, and Indianapolis.

Colliers Sacramento Office Snapshot: Q1 2019

The local office market is still on the right track. Downtown Class A vacancy rate has dropped to an 11-year low and cut in half since 2014. This should be great news for proposed high-rises downtown like 301 Tower on Capitol Mall and the ghosting Vanir tower project.
