The "Cypress" at 14th & N Streets

Back in October of last year the CADA site at 14th & N Streets broke ground. The Cypress will be eight-stories with 98 residential units facing Capitol Park. Total costs are estimated at $49 million and expected to be completed in late 2024. Once completed, this will be a nice addition to the neighborhood.

R Street Affordable Housing Project

805 R Street Affordable Housing

Mutual Housing California and Capitol Area Development Authority (CADA) is moving forward with the state of California to develop a 242-unit affordable housing project at Eighth and R streets near Downtown Sacramento. The seven-story building at 805 R Street would rise at the existing site of warehouse that would be demolished. The mixed-use building would offer 242 residential units at affordable rates, two commercial space of 3,400 square feet and 35 parking spaces. Construction could begin in late 2023 with an estimated cost of $125 million.

1717 S Street Mixed-Use Construction

1717 S Street is a residential mixed-use project consisting of 159 affordable housing units and 11,376 SF of ground floor commercial uses. This project broke ground in March of 2021 and is expected to be completed in February 2023. When completed there will be 159 units (16 Studios, 119 One bedrooms, 24 Two bedrooms) regulated at low or very low income levels. The original cost was $62 million, but rising construction costs in the three years before ground breaking caused the price to rise to $80 million.

CADA Site 21 - 1330 N Street

It was only three years ago CADA put forth a taller nine story proposal at this location with 92 condos and I thought this was something Sacramento could support. This new proposal for the same location will have 17 condos and 75 apartments with retail space on the ground floor. This revision is proposed by HRGA Architecture and designed by Kohn Pedersen Fox and still needs planning permits approved by the city. It appears the materials used for the exterior of the building are a lower quality than the original proposal.

1717 S Street Mixed-Use Construction

CFY Development and CADA broke ground on this mixed-use project a few weeks ago. To get this project started, this $80 million project had to seeking $28 million in state and federal tax credits for affordable housing project. In 2018, the cost was originally $62 million, but in the last three years the rising price was due to higher construction costs. The building will have a five-story wood frame over 2-level concrete parking garage podium 159 apartments, community center, restaurant and retail, podium level courtyard, 126 vehicle parking spaces, 168 bicycle parking spaces. Scheduled to be completed in 2022.

Mixed-Use S Street Proposal Gets Funding

Mixed-use 159 units project at 1717 S Street













Another small but important mixed-use project has secured funding with construction expected in 2019. After waiting more than a decade, this 6-story 159-unit project at 1717 S Street will fill a vacant lot just behind the Ice Blocks project on R Street. At a total cost of $64 million, CFY Development, Inc. will receive loans from several different sources including Capitol Area Development Authority (CADA), Sacramento Housing and Development Agency (SHRA), as well as a conventional loan. The City of Sacramento is now financially committed to project.

CADA Site 21 proposal goes to the Planning & Design Commission today. This is a fine project and one Sacramento can support. 10 years ago Sacramento could only support residential as high as 5 floors and now were up to 9. Anyone who expects the city to leap into the high rise living better take a step back. We should be lucky this is going up, an apartment building over 50 years old will be demolished and the local preservationist could not find a way to make it an historic structure.

17th & S Street Mixed-Use Building










This Thursday the 11th, the Sacramento Planning and Design Commission will conduct a public hearing and approve this 6 story, 159 unit residential mixed-use project. This CFY Development Inc. and the Capitol Area Development Authority project is ready to go and construction could begin as soon a Spring 2018.  About 12 years ago another proposal closely resembling this one was also proposed for this site, but it did not get out of the gates early enough before the market went south.

Eviva Midtown (formerly “The Warren")

Located at the northwest corner of 16th and N Streets, one block east of Capitol Park, Eviva Midtown had a groundbreaking last September with work stalling shortly after that. The six story project is now in chugging right along building 118-units with 5000sf of retail with parking below grade and at-grade. This estimated cost to build is $37.5 million with construction ending in April 2016. http://www.evivamidtown.com/

The Warehouse Artist Lofts

The WAL projects expected to be completed in late 2014. This $41 million project continues to build upon the industrial district historical past and supported by the Sacramento art community. 16th Street Resurgence

CADA has really come through in the redevelopment of 16th Street. East End Gateway 2 & 3 has turned out better than I had hoped. It took seven years from proposal to completion and the results are fantastic. Development Costs $26 million.

16 Powerhouse is moving right along. Work is currently being done on 6th floor and the installation of windows. This high-end, six story complex with apartments going for $1,700 to $3,500 per month will be Sacramento's first privately funded midtown housing development at $16.4 million.

The Warren is just starting to move the dirt around. This $34 million project is a far cry from what was proposed there in 2007 link. Construction ends first quarter 2015.

16 Powerhouse

16 Powerhouse has an improved new design for the East End Gateway Site 4 directly across from Fremont Park off 16th Street between P St & Powerhouse Alley. This project has a proposed construction date for spring 2013, thus far, no info has been released stating how much it will cost or if the same developer who made the original design is also behind this proposal.

This project is being labeled as a green & sustainable net zero mixed use development featuring grey water and storm water recycling, solar hot water system, solar PV, Vertical Farm, R30 wall insulation, R50 ceiling insulation, Superior building envelope, Variable Refrigerant HVAC system, and LED lighting. The building includes 45 luxury rental apartments built to condo spec for when the market might be right for it. In addition, approx. 7,700 sq. ft. of ground floor restaurant & retail space, 45 parking spaces, onsite waste management, building management system to monitor energy usage, orientation to optimize daylight and natural ventilation, and automatic solar shades.

East End Gateway 2 & 3 Construction Activity

For the next two weeks at Site 2, the contractor will be laying out and beginning to install plumbing, laying out the mechanical system, laying out and framing the third floor walls, floor joists, and laying out and framing fourth floor walls

At Site3, the contractor will be laying out walls on the newly-poured concrete deck above the first floor, removing the shoring that supported this floor during concrete pouring, begin framing the second floor, and install the plywood decking for the third floor. Work to lay out the building’s mechanical, plumbing and electrical systems will begin.

Work began on this project at both the SW and NW corners of 16th and O Streets January 12th and is expected to cost $26 million. The project includes 13,000sf retail along 16th street, 84 apartments, and 93 parking spaces. The architect for the project is Stantec, Developer: Ravel Rasmussen Properties and Separovich/Domich Real Estate, General Contractor: West Fork Construction, Inc., and expected to be completed by mid-2013.

Capital Secured for Capitol Lofts

CADA has announced that the Capitol Lofts project (CADA Warehouse), located at 11th and R Streets, was award $18 Million in low-income housing tax credits. The federal tax credits will allow the Capitol Lofts to move forward and start construction within the next seven months.












Next spring, CADA’s development partners, CFY Development and Holliday Development, will be begin constructing 116 mixed-income housing units and 23,000 square feet of commercial retail space. The construction will be completed in the spring of 2015. When finished, you will see a mixed-use, transited-oriented, brownfield, historic adaptive rehab, and infill development project that will continue the transformation of R Street’s Historic District that began with the streetscape project completed earlier this year. The $41 million complex will have underground parking and a courtyard between the warehouse and new construction.








The historic six story warehouse (built in 1895) will be brought back to life; supplemented with new construction on the adjacent ‘pit’ that combines two levels of parking with a multi story 60 ft high new building wrapped in brick. $795K in Funding for 16th Street Greenscape














The Capitol Area Development Authority (CADA) has been awarded $795,000 in funding from the Strategic Growth Council Urban Greening Grant Program (Prop 84) for the 16th Street Greenscape Project.  CADA was one of the few agencies to receive funding over $75,000 and was one of 50 projects selected out of 260 applicant proposals.
The purpose of the 16th Street Greenscape Project is to:
 •Reduce storm water runoff from 16th Street and its sidewalks and reduce water pollution flowing to the Sacramento River
 •Significantly increase the amount of permeable landscaped space in the public right-of-way
 •Reduce air pollution and increase shade
 •Educate the public about the environmental benefits of sustainable streetscape design
 •Support and catalyze urban infill development
 •Improve pedestrian safety and walkability
 •Enhance the physical unity of the 16th Street project area
CADA’s Prop 84 funding award will help to complete the project designs, construct seven intersection bulb-outs, install 16 storm water retention units, and plant 28 street trees. 
CADA’s infill project developers are also participating in the construction of 4 intersection bulb-outs, curbs, gutters and sidewalks in conjunction with the publically-funded storm water retention units.
Maintenance will be carried out by the Midtown Property and Business Improvement District PBID, CADA’s project developers/owners, and the Friends of Fremont Park.  In addition to these partners, other key partners include the City of Sacramento Departments of Utilities and Transportation, the University of California, Davis Arboretum and landscape design students, 16th Street property and business owners, CADA tenants, and neighborhood residents.  Public access to all parts of the project will be unlimited and construction is expected to start in Spring 2013.

East End Gateway Construction

The contractor will be installing three levels of concrete blocks on top of the footings for East End Gateway 2.  They will also be installing steel reinforcement bar, underslab electrical conduit and plumbing and pouring the concrete slab.
In addition, the contractor will be laying-out and digging the footings that will form the perimeter of the slab for East End Gateway 3. Once the contractor digs out the footings, they will be installing steel reinforcement bar and sleeves to accommodate electrical and plumbing, pouring the concrete footings and installing the first three levels of concrete blocks on top of the footings.

Estimated Development Costs: $25,838,000.  84 market rate one and two bedroom apartment units, ground floor retail/commercial space and 93 parking spaces.
