Southern Land Co. who originally proposed a 32 story residential tower and 5 story office has now revised the plans to include a 26 story tower and a 14 story building. The shorter building is replaced by the 14 story building and the 32-story is now 26-story. The developer plans to release more details in the coming months and the start construction in the second half to 2023. I believe shorter towers have a better chance of being built in Sacramento, and history has shown us this. I will be both shocked and pleased to see this proposal built. Sacramento Business Journal

This proposal named American River One would include two towers nearly 200 feet tall, a third tower 150 feet tall and another tower at 109 feet tall. No plans have been submitted to the city or cost estimate for construction.

Township 9 - Marketing Office/Biotech Lab space for lease
Township 9 is currently owned by 29th Street Capital. Phase C is on the south side of the site located at the light rail stop and runs along Richards Boulevard directly across the street from the 1.3MM SF State of California office complex slated to be delivered in 2025 and house 5,000 employees. The west half of the Phase C will be comprised of a 120,000 SF biotech office building.

Mutual Housing California and Capitol Area Development
Authority (CADA) is moving forward with the state of California to develop a
242-unit affordable housing project at Eighth and R streets near Downtown
Sacramento. The seven-story building at 805 R Street would rise at the existing
site of warehouse that would be demolished. The mixed-use building would offer
242 residential units at affordable rates, two commercial space of 3,400 square
feet and 35 parking spaces. Construction could begin in late 2023 with an estimated
cost of $125 million.

The Gateway at Q
At the corner of 21st and Q Streets across from the vacant Sacramento Bee headquarters, a six story mixed-use building has been approved for construction. The projects a 290,000 square foot building witg 246 residential units and 68 feet tall. No timeline for construction has been given or cost to build.

Another good looking proposal is in the works on S Street. This would be a seven
story residential building with 225 rental
units and 6,409 sf of commercial use and expected to cost about $55 million. Construction expected to begin next year.

Sacramento office market demand dropped deeply Q3 2022 |
Sacramento’s office market saw a deep drop in tenant demand in the third quarter and went into negative territory. As reported by ColliersSacramento, the market net absorption fell to its lowest total in 22 years as tenant demand wavers. Sacramento recorded a -646,086 square feet surpassing 2.9 million square feet and more than five percent of the markets inventory. Colliers also reporting that it’s unlikely to move towards stabilization until mid-year 2023.

BOE Building Waiting For Renovation
Is the Board of Equalization (BOE) building at 450 N Street ever
going to be renovated? It’s actually on a state of California list to be
repaired but it’s only ranked as 12th among those with the greatest
need. The 24-story office was completed in 1993, but since 1994 the
building has experienced maintenance problems including water intrusion,
visible mold, corrosion in drainage pipes, and spandrel glass panels falling
from the building.

The original cost of the building was $79 million, today the
cost to renovate are estimated to be over $100 million. As of 2015, General
Services have already spent $70 million in repairs.

Resources Building $461 Million Renovation
This fifty eight year old State owned office building is currently undergoing a $461 million dollar renovation. Built in 1964, the Post War International Style building was the tallest structure on the Sacramento skyline when completed the fourth largest office building west of Chicago. The 17-story 657,000-square-foot building cost $15 million to construct at the time.

Broadway Bridge Project
Sacramento Broadway Bridge seen from Pioneer Bridge |
Both the City of Sacramento and West Sacramento have approved the preliminary design for the Broadway Bridge Project. The new Sacramento River crossing immediately south of Pioneer Bridge could possibly be completed between 2030 and 2035. The estimated bridge construction cost is currently $278 million, but that will most likely rise as these things do until a contractor is chosen and date is set to begin.
