1717 S Street Mixed-Use Construction

1717 S Street Mixed-use housing and ground floor retail

1717 S Street is a residential mixed-use project consisting of 159 affordable housing units and 11,376 SF of ground floor commercial uses. This project broke ground in March of 2021 and is expected to be completed in February 2023. When completed there will be 159 units (16 Studios, 119 One bedrooms, 24 Two bedrooms) regulated at low or very low income levels. The original cost was $62 million, but rising construction costs in the three years before ground breaking caused the price to rise to $80 million.

1717 S Street Mixed-Use Construction

Foundation work for 1717 S Street Mixed-Use

CFY Development and CADA broke ground on this mixed-use project a few weeks ago. To get this project started, this $80 million project had to seeking $28 million in state and federal tax credits for affordable housing project. In 2018, the cost was originally $62 million, but in the last three years the rising price was due to higher construction costs. The building will have a five-story wood frame over 2-level concrete parking garage podium 159 apartments, community center, restaurant and retail, podium level courtyard, 126 vehicle parking spaces, 168 bicycle parking spaces. Scheduled to be completed in 2022.

Mixed-Use S Street Proposal Gets Funding

Mixed-use 159 units project at 1717 S Street













Another small but important mixed-use project has secured funding with construction expected in 2019. After waiting more than a decade, this 6-story 159-unit project at 1717 S Street will fill a vacant lot just behind the Ice Blocks project on R Street. At a total cost of $64 million, CFY Development, Inc. will receive loans from several different sources including Capitol Area Development Authority (CADA), Sacramento Housing and Development Agency (SHRA), as well as a conventional loan. The City of Sacramento is now financially committed to project.

17th & S Street Mixed-Use Building










This Thursday the 11th, the Sacramento Planning and Design Commission will conduct a public hearing and approve this 6 story, 159 unit residential mixed-use project. This CFY Development Inc. and the Capitol Area Development Authority project is ready to go and construction could begin as soon a Spring 2018.  About 12 years ago another proposal closely resembling this one was also proposed for this site, but it did not get out of the gates early enough before the market went south.
