The first phase of construction on the west side of Sacramento Commons, facing 5th Street has two mid-rise mixed-used buildings, each with 206 units. ranging from 565-square-foot studio apartments to 1,075-square-foot two-bedroom, two-bathroom units. Nearly half of the units will be one bedroom/one bathroom ranging from 625 to 715 square feet. There will also be a dozen 1,390 square foot live-work units. Each building would house 4,000 square feet of ground floor retail. Construction started in the Summer of 2019 and expected to be completed in 2022.

Phase 1 of the Sacramento Commons Project at 5th & O Streets will be a 7-story, stand 84-feet high, mixed-use residential building that will include 218 units and 2,090 sq. ft. of retail space. Construction of the new structure will continue into 2021.

Land is cleared for Phase 1 of the Sacramento Commons project

Demolition of the previous apartments happen in August, so now were waiting for Phase 1 construction to begin. The first phase is the construction of two seven story mid-rise mixed-used buildings, each with 206 units at the intersection of 5^th & O Streets. Phase 2 includes two 25-story towers planned in the project’s southeast corner, facing the intersection of P and 7th streets. Also planned at the intersection of 7th and N streets is a 20-story hotel-condo project, with as many as 220 units, or under the hotel option, 120 units and 320 hotel rooms. No start date has been giving for Phase 2. The total project cost isn’t available. Phase 1 construction is expected to take about two and a half years once it begins.

Phase I: Sacramento Commons Project

Phase 1 of the Sacramento Commons complex is planned to have 412 residential units, 24 live-work spaces, and 8,000 square feet of neighborhood serving commercial. The project requires Planning and Design Commission Site Plan and Design Review for a residential mixed-use project. On Wednesday the 21^st Staff from the Planning and Design Commission will recommend this project for approval.

The Sacramento Commons Phase I project consists of two 7-story midrise buildings (85 feet), each with 206 apartment units, 12 live/work units, and 4,000 square feet of commercial space. Each building has a total of 208,042 square feet, 4,000 square feet of retail on the ground floor, and a podium-level deck with amenities for residential tenants. The project is located at the intersection of 5th and O Streets and no dollar amount has been given to build this project or estimated start of construction.

Capitol Towers an Historic District?

Tonight the Sacramento Preservation Commission will hold a public hearing to recommend the Capitol Towers superblock within N Street, P Street, 5^th and 7^th Streets be registered as a historic district. The applicant, Sacramento Modern (SacMod,) requested the nomination of the Capitol Towers complex for listing in the Sacramento Register of Historic & Cultural Resources (Sacramento Register.) The Preservation Director found significant features and characteristics of the Capitol Towers superblock meet several criteria for eligibility and recommends consideration and action. The proposed Sacramento Commons project includes two high-rise (24 story) apartment buildings with 550 total units (275 apartments per building), 12 live/work units, 21,000 square feet of ground floor retail / support services, 604 parking spaces, and an open space plaza. Two 206 mid-rise (7 story) apartment units, 8,000 square feet of ground floor retail / support services, 916 parking spaces, and 30 live/work units. One Hotel/Condo/Retail  300 room hotel, 110 condominium units, 37,000 square feet of retail / support services, and 639 parking spaces in a 24-story mixed use building, and 4 live/work units.
