16th Street Resurgence

CADA has really come through in the redevelopment of 16th Street. East End Gateway 2 & 3 has turned out better than I had hoped. It took seven years from proposal to completion and the results are fantastic. Development Costs $26 million.

16 Powerhouse is moving right along. Work is currently being done on 6th floor and the installation of windows. This high-end, six story complex with apartments going for $1,700 to $3,500 per month will be Sacramento's first privately funded midtown housing development at $16.4 million.

The Warren is just starting to move the dirt around. This $34 million project is a far cry from what was proposed there in 2007 link. Construction ends first quarter 2015.

East End Gateway 2 & 3 Construction Activity

For the next two weeks at Site 2, the contractor will be laying out and beginning to install plumbing, laying out the mechanical system, laying out and framing the third floor walls, floor joists, and laying out and framing fourth floor walls

At Site3, the contractor will be laying out walls on the newly-poured concrete deck above the first floor, removing the shoring that supported this floor during concrete pouring, begin framing the second floor, and install the plywood decking for the third floor. Work to lay out the building’s mechanical, plumbing and electrical systems will begin.

Work began on this project at both the SW and NW corners of 16th and O Streets January 12th and is expected to cost $26 million. The project includes 13,000sf retail along 16th street, 84 apartments, and 93 parking spaces. The architect for the project is Stantec, Developer: Ravel Rasmussen Properties and Separovich/Domich Real Estate, General Contractor: West Fork Construction, Inc., and expected to be completed by mid-2013.

East End Gateway Construction

The contractor will be installing three levels of concrete blocks on top of the footings for East End Gateway 2.  They will also be installing steel reinforcement bar, underslab electrical conduit and plumbing and pouring the concrete slab.
In addition, the contractor will be laying-out and digging the footings that will form the perimeter of the slab for East End Gateway 3. Once the contractor digs out the footings, they will be installing steel reinforcement bar and sleeves to accommodate electrical and plumbing, pouring the concrete footings and installing the first three levels of concrete blocks on top of the footings.

Estimated Development Costs: $25,838,000.  84 market rate one and two bedroom apartment units, ground floor retail/commercial space and 93 parking spaces. Construction Set for EEG 2 & 3



Good news for 16th Street, after searching for nearly five years to obtain a construction loan, developers Ravel Rasmussen Properties and Separovich/Domich got approved for their Spanish-style residential and retail complex whose land is owned by the Capitol Area Development Authority. Later this month, construction will start on the two buildings that will house 84 apartments and 13,000 square feet of retail. Construction costs for the East End Gateway Sites 2 & 3 will be $17.5 million and should take about 16 months to complete.

The Gateway on Fremont Park
















Tomorrow the Design Commission will look over this project in an advisory roll. CADA (which is exempt from requiring Planning and Design Review entitlements from the City) is requesting a review and comment in the form of Advisory Conditions for Approval.

This proposed building will accommodate 5,847 square feet of commercial space and 30 residential units. The proposed 30 units would include 11 one bedroom units and 19 two bedroom units ranging in size from 925 square feet to 1,535 square feet.

Gateway on Fremont Park

















A $15 million proposal by Sukna Global Holdings has been chosen by CADA to development the East End Gateway Site 4, which is located across from Fremont Park. Named Gateway on Fremont Park, the proposed 30 for-sale luxury condominiums include 5th floor penthouse units that include panoramic views of Fremont Park. The Gateway Development Project includes street level retail space and 30 covered parking spaces.

The five-story, mixed-use developments would also include a farm on the roof that could grow crops and breed fish to possibly be served in the ground-floor restaurant. Condo price would start at $370,000.The proposals scheduled to submit a preliminary financing plan by June 27, 2011, a design program by September 27, 2011 and evidence of financing by October 27, 2011.
