A new seven-story, mixed-use project is rising at 15th & S Street. After the demolition of six existing structures, the new building will have 12,800sf of ground floor commercial and 137 housing units, 69 parking space with a mechanized lift.

J Street Seven-Story Residential Proposal

The site is located along the north side of J st spanning the full block between 17th and 16th St.  The proposed project at 1617 J Street is a new construction of a 7-story building with basement.  The basement will contain a parking garage, level 1 will be retail space, level 2 will contain a parking garage, and levels 3 through 7 will house approximately 200 apartments.  The total retail space on level is 39,904sf.  The structured parking within the basement and level 2 will provide 253 total stalls,  90 feet tall and total building square footage 347,063. The current building a the site (restaurant) was built in 1920 and is proposed for demolition. No construction costs or date has been provided. 1617 J Street seven-story residential proposal

2031K Street Mixed Bldg. Proposal

The Planning Dept. received plans to demolish the existing building at 2031 K Street and construct a new development with 296 mixed unit with 8 floors and 91 feet tall. Demolition requires historic evaluation as well as a deviation for height.  The proposal includes 233 studio units, 50 1-bedroom, and 13 2-bedrooms. Total square footage would be 250,595 sf. and 162 parking stalls. Documents submitted to Planning Dept. can be found at AgencyCounter.

Seven-Story Residential Project @ 1116 18th Street

Alfa Romeo Automotive at 1116 18th Street in mid-town Sacramento has demolished in favor of a seven-story residential project. The proposal would have retail/restaurant on the ground floor with the second floor becoming the developers (SKK) new office and then 24 units above. There will be not parking at the building, but across the street at 1801 L Street, parking will be dedicated to this project. Construction could start in late 2021 and be completed in 18 to 20 months. Back when I rode a motor scooter to work I used to bring it in to Alfa Romeo for repairs and tune-ups, really neat guy running the shop and fun place to observe a classic car/motorcycle repair mechanic. It will be missed.

19J Construction

Just like that, 19J has taken down the tower crane and the scaffolding is also being removed. I'm glad Mohanna was able to see this though.

15Q Progess & Photos

A crane has gone up since I last took photos in July and it appears the 5^th floor has also been completed. 1430 Q is part of the R Street Corridor of development with 8 floors, 75 rental apartments and 9,000sf of retail space.

At a pace of one floor per month, 19J has reached the 7th floor. At this speed it should be topped out by November. It's good to see this is moving right along.

What’s the hold up here? Two floors in 4 months? Well, it could be they needed money… there is now signage on the chain-link fence saying “Construction financed by Bank of the West”. Footing for the tower crane is now installed on 19^th street.

It's truly amazing, Mo Mohanna now has this proposal rising out of the ground. At 11 stories and 124ft, it's hard to tell what kind of crane will be used for this structure. It does not appear that a tower crane foundation has been prepared at the construction site.

15Q Foundation Dig

Foundation and below ground parking is currently being dug-out for the mixed-use eight story project. The project includes 73 rental apartments and over 8,500 sq. feet of retail space constructed with wood, steel, and concrete, and a rooftop patio.
