28-Story Hotel Proposed

At the corner of 15th and K Street a 300 room hotel has been proposed. Yahoo! News mentions that the project would include a pedestrian bridge to connect to the Convention Center, a roof top bar/restaurant and 28 residential units over four floors. The land is currently a parking lot owned by AKT Development. The projects sponsor is reported to be Gafcon Construction firm. Gafcon will partner with Tony Giannoni who has lead previous Sacramento construction projects such as Sutter Health corporate headquarters, the Meridian Plaza and the Residence Inn.

It appears there have been no plans have filed with the city planning department, estimated cost, or estimate for ground breaking. It’s mentioned in the article that the developer will be asking the City for a subsidy from the current 12% tax by stays in the new hotel to help fund the project.

Back in 2017, the then proposed Convention Center renovation also include plans for a K Street hotel. At the time no developer was named to build the 350-rooms standing 300 feet tall. http://livinginurbansac.blogspot.com/2017/12/sacramento-convention-center-expansion.html

The Fruit Bldg. Is Now The Exchange Hotel

This historic 10-story building built in 1914 has been converted from an office building into a boutique hotel. The Exchange Sacramento hotel has 100-rooms, rooftop lounge, basement fitness center and meeting room, and a restaurant and bar on the ground floor. Room rates appear to start at $285 a night an up.

Sacramento Convention Center Expansion

Proposed renovation of Community Theater Center













Last night the City Council voted to approve both the expansion of the Convention Center and renovate the Community Center Theater at the same time. Plans included a hotel at the parking lot of 15th & K Street. The hotel would be 350-rooms, 24-story and 300 feet tall. No developer has been named to build the hotel at this time and only rendering of the Community Center Theater have been released.

Renovation cost for both the Convention Center and Community Center Theater could be as high as $200 million, but financing will not be clear till March of next year. Construction is expected to take approximately 18 months and begin in 2019.

Sawyer Hotel and Golden 1 Center at 5th & L Street Sacramento














The 16-story Sawyer Hotel and condominium tower on the north side of the arena plaza is about 70% finished. The tower will have 250-room hotel and 45 upscale condominiums and could open by late summer or early fall of 2017. The hotel tower is expected to cost $500 million.

Fort Sutter Hotel Project

Next Thursday April 7th, the city’s Planning and Design Commission will consider staff’s recommendation to approve the project. The project would include demolition of one two-story building and one single story building. The new hotel will have a bar, restaurant, private dining space, and fitness center on the ground floor. The upper five stories will consist of approximately 107 hotel rooms and a rooftop deck at 78’ feet. The site project site currently has two buildings, one built in the 1920’s and the other in the 1950’s. Neither building meet the qualifications to be considered historic in nature.  Planning and Design Commission Agenda

Boutique Hotel Planned By Paragary

Paragary's proposed hotel at 28th and Capitol Ave.













Randy Paragary is planning to build a six-story hotel at current site of Cafe Bernardo at 28th & Capitol Ave. with an opening date in early 2018. According to the Sacramento Bee, this will be midtown's first upscale hotel. Before the $20 million 107-room hotel project  can proceed, demolition of two structures, the Capitol Physical Therapy office and the 90 year old Cafe Bernardo building will have to be approved. The application is expected to be submitted to the city today.

"Downtown Plaza Tower"

Official rendering have been released courtesy of Rios Clementi Half Studios showing more detail and green space planned for the proposed arena tower. The project, tentatively titled "Downtown Plaza Tower," is planned to have 250 hotels rooms, 69 upscale apartments, 35,000 square feet of office space and 45,000 square feet of retail space.

16-Story Mixed-Use High-Rise

The Sacramento Kings  have proposed a 16-story mixed use high-rise next to the new arena that is currently under construction. The plan has the tower facing J Street, between 5th and 6th Streets. The Sacramento Bee reports that the first four floors of the building will be made of a grand lobby, retail space, offices and hotel amenities. There will be 250 rooms and 69 residences filling the top five floors. The Kings have asked for a city Planning Commission hearing to discuss the plans on Dec. 11 and are seeking to have the necessary permits approved early next year.
