10th & J Streets Housing Proposal

The TA Development Group has submitted plans to build an eight-story building that would have 256 apartments. Plans include demolishing a couple of empty buildings at 10th & J Street once the plan is approved by the city. It will have a swimming pool on the top floor and construction could begin in the next 12 to 16 months. The developer is also working on a plan for the Goodyear site at 11th & I Streets that would include 204 apartments and hope work begins there in Spring of 2024.

Eight-Story Housing Proposal

With only three new tires stores left in the downtown Sacramento grid, it appears the Goodyear at 1121 I Street will be replaced with an eight-story mixed-use building. After demolition of the tire shop, the new building with 204 apartments would be 85 feet tall and 223,820 square feet. For more information visit the https://sacramento.agencycounter.com website. Proposed 19J Mixed-Use Mid-Rise

19J Mixed-Use proposal by M.H. Mohanna Development



















The SacBee’s reporting that midtown has another proposal for a mid-rise building, this one named 19J is located at the corner of 19th & J Street. M.H. Mohanna Development has expressed that the project would be “self-financed” and could begin building as soon as next year. At 124 feet, this 11 story structure would have 173 residential units and 7,000 SF of ground floor retail.

Aura Revival?

2005 Aura proposal - 615 Capitol Mall















Back in 2005 Craig Nassi of BCN Development proposed a 38 story condominium at 615 Capitol Mall. The proposal never got off the ground, it failed to acquire financing as well as enough people willing to put down deposits. According The Sacramento Business Journal, the current property owner has recently applied for an extension of a condominium map for that project. The original permits were approved in October 2005, suggesting it had a 10-year lifespan. I highly doubt anything will come of this, as other developers have also realized, high-rise residential towers in Sacramento don’t add up right now, meaning there is no clear track record in Sacramento for high-rise condo success and the history of Aura and others failing to rise proves this. This could be an effort to sell the property with entitlements already in place?

i15 Complex

i15, a mixed-use project of eight stories at 1431 I St.,























D&S Development is planning to construct the i15 complex at the corner of 15th & I streets, at the site of a former auto repair shop. The 80-unit building will include rooftop terrace with views of the downtown skyline and two floors of penthouse-style, multi-level units. The ground floor of the building is slated to include about 3,400 square feet of retail. The i15 project still in early stage.

16th Street Senior Housing

700 16th St. as Senior Artist Community @ Mansion Flats















The former Clarion Hotel at 700 16th Street has a mixed use project planned for the site intended for seniors. According the Sacramento Business Journal, the current building would be wrecked and replaced with a four story 156,481sf project that would include 160 living units and ground-level commercial spaces at the corners.
