Fort Sutter Hotel - Sacramento, CA Capitol Ave. & 28th Street

The 105-room boutique hotel in Midtown Sacramento appears to be nearly completed and ready to cater to B-Street Theatre and Sutter Hospital visitors. The hotel will include high ceilings and a fireplace and the design will be reminiscent of a big-city boutique hotel.  The hotel will also be one of the first Tapestry Collection hotels, under the Hilton name, in California. Completion of the project is projected to be 2020. It looks like Restaurateur Randy Paragary has added a nice addition to the neighborhood.

The new 10-story state office mid-rise at the corner of 10th & O Streets in Sacramento has topped out and the exterior skin of the building is nearly completed and wrapped around the structure. IMO, the exterior skin looks much different from the renderings.

Powerhouse Science Center Construction

Construction is underway at the Powerhouse Science Center, a $50 million project is expected to open early 2021 opening along the banks of the Sacramento River.

Construction Milestones:

• Elevator work is in progress
• Modular Systems Furniture installation has begun on Level 3
• Site work continues along Neighbor’s Alley and will move to Pedestrian Alley
• Gas and fire water line tie-ins are in progress
• Raised access flooring installation is substantially complete Levels 2 through 11
• Metal stud framing, MEP rough-in and drywall is in progress Levels 8 through 11
• Installation of Penthouse metal panels is substantially complete
• Roofing on Penthouse and Main Roof are substantially complete

Design Milestones:

• Retail space design is in the approval stage
• Interior graphics package design is in the approval stage
• Furniture layout reconfigured for post COVID return to work scenario
• Interior and Exterior art installations are in design with selected artists

Work continues on the construction of a new 11 story building built behind the historic 7th and L street facades of the Marshall to be joined with a new tower to be constructed at the site of the Jade Hotel. The new building would be set back from the east and south facades of the Marshall to retain the visual scale of the Marshall facades from the street level. 170 guest rooms along with 5,000 square feet of ground floor retail. The project is estimated to cost $56.65 million. Richards Boulevard State Office Construction

 1.3 million sq. ft. state office buildings development that will house several state departments. The ground and foundation work is currently under way with completion in March 2024.

Anthem Cathedral Square @ 1030 J St.,

Anthem Cathedral Square - 1030 J Street, Sacramento 

Construction of a seven-story apartment building with 153 units, about 10,000 square feet of first-floor retail and a 103-stall parking lot. Amenities will include a fitness center, rooftop deck, lounge and central courtyard. A handful of empty two-story buildings on the site have been demolished. This site was once where Cathedral Square, a 26 story condo was proposed in 2004.

Location: 1030 J St., on the southwest corner of 11th and J streets

Cost: Canada-based Anthem bought the property for $5 million in 2018. Construction costs not disclosed.

Status: Anthem filed plans with the city last October. Pending a review shortly by the planning commission, demolition could take place this summer, with vertical construction starting in the fall.

Phase 1 of the Sacramento Commons Project at 5th & O Streets will be a 7-story, stand 84-feet high, mixed-use residential building that will include 218 units and 2,090 sq. ft. of retail space. Construction of the new structure will continue into 2021.

Colliers Weekly Market Insight

There has been a lot to process and understand the last few months as COVID takes a toll. The restaurant and small business are going to be impacted the worst. Colliers reported that “At least 20% of Sacramento area restaurants have already permanently closed due to the current pandemic. The most recent announcement was PF Chang's at 16th & J Street. Many more small businesses will close as a result of these new business shutdowns and restrictions.”  In addition, “The State of California has paused new office leasing. And many companies are considering or are already in the process of downsizing as executives consider implementing extended or permanent work from home policies.
