Yesterday a bigger refined proposal was presented to members of the Preservation Commission in what I believe does a better job of integration into the existing cityscape. This proposed project is a collaborative partnership between David Taylor Interests, Domus Development, and SHRA in an effort to build 200 residential units, 22,000 square feet of retail space,184 parking spaces, and the rehabilitation of the historic Landmark Bel Vue structure.

The City Planning Commission is also scheduled to initially hear this project as Review & Comment on March 10, 2011, and again for final review on May 12, 2011. The final hearing for the project before the Preservation Commission will be at a later date in May.

Great to see that they were able to increase the size of the 800K building to include more residential units. This will be a welcome and much-needed addition to the JKL corridor. Design/color-wise, it's a bit ugly on the 800K end IMO, but I'm sure that will change. What's your estimated time to completion - late 2013, 2014?
Also, both K street complexes have a lot of planned retail but not a lot of parking spaces. Do you anticipate this being a problem for retailers who rely on post-5pm "destination" consumers?
I would say late 2014 or 2015. This project still has to go through the approval process and it seems like developers always have timelines that are over ambitious.
Downtown has never been a good place for parking, I would think whoever opens up a store or eatery on K Street will take that into consideration. I imagine most of the new places will close up around 5pm like many other in the area... I don't see this changing till several thousand residential units are built. I think it’s going to be a tough place to rent out, right across the street at the Renascences Tower the ground floor retail has been empty for years other than Chase bank, but I guess will have to wait and see?
